Warm Welcome: Sewer Line Cleaning, Camera Inspection, & Repair in the Denver Metro

Start With the $33 Drain Clearing Offer

Not sure if it is one drain or the main line? Our $33 Drain Clearing offer (normally $79) covers any single kitchen, bath, or laundry drain and includes a camera inspection of the line, for Denver metro homes with a ground-level cleanout. Details are on our offers and coupons page. If the trouble turns out to be a single fixture, our drain cleaning service covers it.

Signs of a Main Sewer Line Problem

  • Several drains backing up at once, starting with the lowest fixtures in the house
  • Gurgling from a toilet or tub when another fixture drains
  • Sewage or dirty water coming up through the basement floor drain
  • Water standing around the cleanout, inside or out
  • A sewer smell indoors, or one patch of yard that stays soft or unusually green

Wet ground is not always sewage. If the main line checks out on camera, the source may be a supply line, and our leak detection service finds it.

Common Causes in Denver Homes

Tree roots are the leading cause. Many Denver metro homes built before about 1975 have clay sewer pipe, and some have Orangeburg, a tar-soaked fiber pipe that softens and flattens with age. Roots find the joints in clay and the seams in Orangeburg and grow into a mat that catches everything.

Bellies are low spots where soil settled under the pipe, so waste sits there and the line clogs at the same spot again and again. Offset joints, where one section has shifted, leave a lip that snags paper and wipes. Kitchen grease does the same thing farther down the line.

Main Line Cleaning

Most main line clogs are cleared with a cable machine, a motorized cable with a cutting head that runs from the cleanout toward the street and cuts through roots and blockages.

Hydro Jetting

Hydro jetting scours the inside of the pipe with high-pressure water. It is the right tool for heavy grease, sludge, and scale, and for flushing root debris after cabling. We camera the pipe first, and if a section is cracked or collapsing, we tell you rather than jet it.

Sewer Camera Inspection and Locating

We run a waterproof camera from the cleanout to the city connection, recording as we go. A locator picks up the camera head's signal from the surface, so we can mark the exact spot and depth of a root intrusion, belly, or break in the yard or under the floor. You get the footage and a plain-English explanation.

Spot Repair or Full Replacement

If the line is sound except for one damaged section, a spot repair fixes that section and leaves the rest alone. If the camera shows Orangeburg, multiple failing clay joints, or a long belly, replacement usually costs less over time than cleaning the line every year. We show you both options and the price of each.

Trenchless Options and Open Trench

Pipe lining cures a new pipe inside the old one, with access only at the ends. Pipe bursting pulls a new pipe through the old line while breaking the old pipe apart. Both avoid trenching across your lawn, driveway, or landscaping. Open trench excavation is still the right answer for some lines, such as a fully collapsed section a liner cannot bridge. We recommend the method that fits your line, not the one with the bigger ticket.

Sewer Scopes for Home Buyers

Before you buy an older Denver metro home, order a sewer scope. Standard home inspections usually skip the sewer line, and a failed line is an expensive surprise for a new owner. We camera the line, record the video, and give you a written summary you can use before closing.

What to Expect

A licensed and insured Warm Welcome plumber checks the fixtures and the cleanout, then explains the plan. You get an upfront price, and nothing starts until you approve it. The trip fee is $0 with repair. If sewage is backing up, we clear the line first so the house is usable, then camera it so you know what caused it.

Calls are answered 24/7, nights and weekends are the same rate, and service is same-day in most cases. We are family-owned, serving the Denver metro since 2006 from shops at 9056 Marshall Ct in Westminster and 1677 Wadsworth Blvd in Lakewood. Book online or call (303) 725-0034.

Frequently Asked Questions

How much does sewer line cleaning cost?

It depends on the length of the line, what is in it, and whether it needs cabling, hydro jetting, or both. We look at the access and the symptoms first, then give you an upfront price, and nothing starts until you approve it. The trip fee is $0 with repair.

How do I know if my sewer line is clogged or broken?

A clog usually shows up as several drains backing up at once. A broken line often shows up as backups that return soon after cleaning, a sewer smell, or ground that stays wet over the line. The only way to know for sure is a camera inspection, which shows the inside of the pipe and exactly where the problem is.

Does homeowners insurance cover sewer line repair?

Usually not. Most standard policies exclude the sewer line and damage from wear, roots, or age, unless you added a service line or sewer backup rider. Check your policy or ask your agent. Either way, we provide the camera footage and a written report, which is what an insurer will ask for.

How long does trenchless sewer repair take?

Many residential trenchless repairs are finished in one or two days on site, compared with several days for open trench work plus the time to restore landscaping or concrete. Line length, depth, access, and permits all affect the schedule, and we give you a timeline with the quote.

Do I need a sewer scope before buying a house in Denver?

For any home built before about 1975, or any home with large trees near the sewer line, we strongly recommend one. Standard home inspections usually do not cover the sewer line. A scope gives you video and a written summary before you close, while you can still negotiate.

What is hydro jetting and is it safe for old pipes?

Hydro jetting cleans the inside of the pipe with high-pressure water. It is safe for sound pipe, including clay in good condition, and it is the best tool for heavy grease and sludge. It is not safe for cracked, collapsing, or Orangeburg pipe, which is why we run a camera through the line before we jet it.
